Terms and Conditions

The King’s Throne Inn & Guest House

Binding Agreement

By completing a reservation at The King’s Throne Inn & Guest House, the guest enters into a legally binding agreement and agrees to comply with all Terms & Conditions and House Rules listed below.

The guest authorizes The King’s Throne Inn & Guest House to charge the payment method on file for room charges, fees, damages, excessive cleaning, policy violations, unpaid balances, or other amounts owed under this agreement.

Failure to comply with these terms may result in additional charges, cancellation of the reservation, or removal from the property without refund.

Unpaid Balances & Collections

Any unpaid balance, including but not limited to damages, fees, chargebacks, policy violations, or outstanding room charges, will be pursued.

If a payment method on file is declined or a charge is disputed without valid cause, the guest remains financially responsible for the full amount owed.

Unpaid balances may be referred to a third-party collections agency. The guest agrees to be responsible for all costs associated with collection efforts, including administrative fees, collection agency fees, court costs, and reasonable legal fees where permitted by law.

Check-In & Check-Out

Standard check-in begins at 5:00 PM.
Standard check-out is 11:00 AM.

Early check-in and late check-out are not guaranteed and must be approved in advance.

Early Check-In Fees

  • Before 1:00 PM: $90 (Fees subject to change without notice)
  • 1:00 PM – 4:00 PM: $45 (Fees subject to change without notice)

Late Check-Out Fee

  • $45 per hour after 11:00 AM (Fees subject to change without notice)

Unapproved early entry or late departure will result in charges to the payment method on file.

Self Check-In

All reservations utilize self check-in. Access instructions are provided prior to arrival.

Guests are responsible for securing exterior doors when entering and exiting the property.

Occupancy & Visitors

Only registered guests listed on the reservation are permitted on the property at any time.

Visitors, gatherings, parties, or events are strictly prohibited.

Violation may result in immediate termination of stay without refund and may include additional fees.

Maximum occupancy limits must be followed at all times.

Quiet Hours

Quiet hours are strictly enforced from 10:00 PM to 8:00 AM.

Excessive noise, disruptive behavior, or neighbor complaints may result in intervention, additional charges, or termination of stay without refund.

The property is located in a residential neighborhood and guests are expected to respect surrounding residents at all times.

Pet Policy

Pets are not permitted on the property for any reason, including short visits.

Violation will result in $250.00 cleaning fees and possible removal from the property without refund.

Smoking Policy

Smoking or vaping inside the home is strictly prohibited.

Smoking is permitted outdoors only and must take place away from entrances and open windows.

Evidence of indoor smoking or vaping will result in a $500.00 cleaning and remediation fee.

Property Care & Damages

Guests are financially responsible for:

  • Damage to property or furnishings
  • Missing items
  • Excessive cleaning
  • Stains requiring professional treatment
  • Unauthorized alterations or misuse

Charges will be applied to the payment method on file.

Maintenance concerns must be reported during the stay. Issues reported after check-out are not eligible for refund consideration.

Restricted Areas

The third floor, basement, and any marked private or staff-only areas are off-limits to guests.

Unauthorized access may result in additional charges or termination of stay.

Parking

Limited parking is available behind the house and is not guaranteed. Street parking is also available.

RVs, trailers, or oversized vehicles require prior written approval.

The property is not responsible for damage to or theft from vehicles.

Cancellation Policies

Standard Rate

  • Free cancellation up to 48 hours prior to check-in
  • Cancellations within 48 hours receive a 50% refund
  • Same-day cancellations and no-shows are non-refundable

Non-Refundable Rate

Reservations booked under a non-refundable rate are not eligible for cancellation, modification, date changes, or refunds under any circumstances.

Add-Ons & Extras

All add-ons and enhancements are subject to availability and are considered final sale once confirmed.

No refunds are issued for unused add-ons.

Right of Entry

Management reserves the right to enter guest rooms when reasonably necessary for maintenance, safety concerns, policy enforcement, or occupancy verification.

Guest Verification & Damage Protection

Guests may be required to complete identity verification through a third-party platform.

Damage protection coverage may apply. Guests remain responsible for costs exceeding coverage limits.

Safety & Liability

Guests assume responsibility for their personal safety and belongings during their stay.

The King’s Throne Inn & Guest House is not liable for accidents, injuries, loss, or damage occurring on the property, except where required by law.

This is a historic home. Guests should use caution on stairs and architectural features and use handrails where provided.

Enforcement & Termination

Failure to comply with these Terms & Conditions and House Rules may result in additional charges, cancellation of the reservation, or removal from the property without refund.

Governing Law

These Terms & Conditions are governed by the laws of the State of Ohio.

Agreement to Terms

By booking a stay at The King’s Throne Inn & Guest House, the guest acknowledges and agrees to all Terms & Conditions and House Rules listed on this page.

In-Room Massage Terms & Conditions

To help ensure a relaxing, safe, and professional experience for every guest, please review the following policies before booking an in-room massage.

Reservations

  • Massage services are available exclusively to registered overnight guests of The King's Throne.
  • Reservations must be made at least seven (7) days in advance and are subject to therapist availability.
  • Appointments may be requested through The King's Throne website during the booking process or after a reservation has been confirmed.

Arrival

  • Please be in your guest room and ready at your scheduled appointment time.
  • Late arrivals may result in a shortened session to accommodate the therapist's schedule.

Cancellations

  • Cancellations made at least 24 hours before the scheduled appointment will receive a full refund.
  • Cancellations made less than 24 hours before the appointment may be subject to the full session fee.
  • No-shows will be charged the full session fee.

Health & Safety

  • Guests should inform the massage therapist of any injuries, medical conditions, allergies, or other health concerns before the session begins.
  • Massage therapy is intended for relaxation and general wellness and is not a substitute for medical care.

Professional Conduct

  • All massage services are provided in a safe, respectful, and professional environment.
  • Any inappropriate behavior, solicitation, harassment, sexual advances, or other misconduct toward the massage therapist will result in the immediate termination of the session without refund.
  • Guests who engage in inappropriate conduct will be required to leave The King's Throne immediately without refund. Law enforcement will be contacted if the situation warrants or if any unlawful or threatening behavior occurs.
  • The King's Throne reserves the right to refuse future reservations to any guest who violates these policies.

Liability

  • Massage services are provided by an independent licensed massage therapist. While every effort is made to ensure a quality experience, guests participate at their own discretion.
  • By booking a massage, guests acknowledge these terms and release The King's Throne and the massage therapist from liability except in cases of negligence or willful misconduct.

Right to Refuse Service

  • The massage therapist reserves the right to refuse or discontinue service if a guest appears intoxicated, under the influence of drugs or alcohol, poses a safety concern, or if any circumstance prevents the safe and professional delivery of the service.
